An Australian looking at a villa in Bali should not have to trawl a dozen Indonesian portals in rupiah. Kinnara puts the region's listings in one place, in your currency, with a person on the other end.

The problem it solves
Property listings in Southeast Asia sit on hundreds of separate local portals, each in its own language and currency. A buyer in Sydney comparing Phuket with Bali has to learn two markets' worth of websites before seeing a single price in dollars, and has no way to know whether the agent behind a listing is real. Kinnara aggregates listings from 76 partner portals into one searchable marketplace covering 44 countries, shows every price in the buyer's currency and routes each enquiry to the agent or developer who actually holds the property.
Adrian Campbell describes it as the business that pulls together everything he learned in 15 years of buying, building and selling property in Asia. He had been that confused Australian buyer himself in Kuta in 2011.
Who is behind it
Kinnara Limited is a Hong Kong company founded in 2021 by Adrian Campbell with Jason Noorman, Julie Noorman and Nattaya Intarachooti, its four directors and shareholders. The platform was built through 2022 and opened to the public in 2023. Kinnara Limited is headquartered in Tsim Sha Tsui. Kinnara Pte. Ltd. in Singapore handles international services and Kinnara Asia Co., Ltd. in Thailand provides staffing. Regional offices run in Phuket, Singapore, Balikpapan, Da Nang, Kuala Lumpur and Quezon City.

Where it works
Kinnara's three primary markets are Thailand, Indonesia and the Philippines. Thailand is the largest by listings, led by Bangkok and Phuket. Indonesia is second, led by Bali with a growing Lombok selection. The platform also carries listings in Cambodia, Malaysia, Australia, the UAE and several European markets.
Who uses it
Buyers. Most of Kinnara's buyers are Australians looking north. In Indonesia they make up about 85 per cent of its buyers. Singapore is its other stronghold. Buyers search, compare markets side by side and enquire on one platform, and Kinnara's concierge team helps with shortlisting, due-diligence questions and settlement logistics. A virtual assistant, Maya, answers first questions at any hour and books calls with the team.
Agents. More than 15,000 agents list on Kinnara. They can list for free or through paid network plans, and they pay no sales commission. For a local agent in Phuket or Bali, Kinnara is a direct line to foreign buyers they would never reach alone.
Developers. More than 120 developers market their projects through Kinnara, from listed Thai names such as Sansiri, Pruksa, AP Thailand and Charn Issara to boutique villa builders in Bali and Phuket. Kinnara gives each project a showcase page, presents it to its buyer network and runs targeted campaigns.
How it works behind the site
Kinnara is a marketing and listing platform, the Asian counterpart of realestate.com.au or Rumah123. Behind it sits a full sales system. Leads arrive from social advertising, investor webinars and project landing pages, and each enquiry is tracked from first click to settlement. The company also works with government: in Indonesia with the Ministry of Tourism on destination promotion, and in Australia through Australia–Indonesia diplomatic channels to reach institutional buyers who purchase in volume.
Kinnara publishes free guides for foreign buyers on its own site, covering how to buy in Southeast Asia, leasehold versus freehold in Thailand and Indonesia, property tax, visas, and Lombok versus Bali.
What Kinnara is not
Kinnara does not own or develop the property it lists, and it is never a party to the sale contract, which is always between the buyer and the seller. It does not hold buyer funds. Since 2025 it runs background checks on every development partner and its directors before listing a project, a rule explained on how he runs companies.
Adrian's role
He is founder and CEO. He sets strategy, leads partnerships with portals, developers and governments, and runs the Indonesian market himself. Because he speaks Indonesian, he negotiates directly with developers, landowners and regional officials.
In the press
The Bangkok Post reported in March 2026 on Kinnara's expansion as cross-border property demand grew across Southeast Asia, and the Australian Financial Review wrote the same month about Australians looking to the "near north" for property diversification. Both are on the press page.
Kinnara and Kinnara Capital
The two are often confused. Kinnara markets property. Kinnara Capital develops it. They share substantially the same shareholders, neither owns the other, and Kinnara lists Kinnara Capital's projects under contract as it would for any developer.
